1. DEDICATED WORKSPACE: The Landlord agrees to rent a Dedicated Workspace to the tenant, who intends to share the office suite located at 101 Jakpa Road, Effurun Delta State, with five (5) other tenants.

1.1 The Landlord shall provide office table and a chair, as well as two (2) visitor’s chairs, for the Tenant’s dedicated workspace.

1.2T he office hours shall officially open from 8:00am to 5:00 pm, Mondays to Fridays.

1.3 Any business outside the official hours and days shall be requested by the Tenant in writing and must obtain approval.

1.4 When a Tenant needs to hold a business meeting with more than two clients, he is allowed to use the Fellowship hall for such meeting.

1.5 No Tenant is allowed to sublet his workspace, nor allow other business use his workspace or other facilities/ amenities under his care for outside business.

1.6 The air conditioners shall be used ONLY when there is public power supply.

  • PAYMENT OF RENT: The rent payable by the tenant shall be N180,000 (One hundred and eighty- thousand naira) per annum. This shall cover assigned dedicated workspace, furniture, and cost of power, insurance and maintenance of the office.
    • The Tenant shall pay the rent in advance and in full, into a bank account that shall be provided by the Landlord.
  • OBLIGATIONS OF TENANT: The Tenant shall at all times during the subsistence of this Agreement perform the following duties:
    • To take good care of the properties within his dedicated workspace and in the entire suite.
    • To use the restrooms decently for the sake of everyone’s health.
    • To take Security as the responsibility of every tenant sharing the suite.
    • To bring in ONLY a small locker/filing cabinet to secure his business files/documents.
    • Not to use the business premises/ dedicated workspace for any illegal or unlawful activity other the primary business for which it is rented.
    • To exhibits a high level of confidentiality in relation to the business of co-tenants by respecting the rights and privacy of Dedicated Workspace.
    • To minimise noise to the barest minimum for the interest of all.
    • To act in good faith and give one another the benefit of the doubt in any conflict or potential conflict and by sitting down together to reach a resolution.
  • TERMINATION: Both parties shall have the right to terminate this Agreement  by giving  the other party  sixty days (60) prior written notice if, at any time:
    • The Landlord wants to take back possession of the suite.
    • The Tenant voluntarily  intends tovacate the suite.
    • The Tenant breaches any one or more of the terms, conditions or obligations of this Agreement.

The  provisions  of  this  Agreement  shall  be  governed  by  and  construed  in accordance  with the Laws of the Federal Republic of Nigeria.
